Since January 2009, Commercial Energy Performance Certificates (EPCs) have become mandatory for commercial properties when constructed, sold or rented. It is the responsibility of the person selling or renting a building to have a valid Commercial EPC to show to prospective buyers and tenants when the property is marketed

What is a Commercial EPC?

Commercial Energy Performance Certificates (EPCs) have been introduced to improve buildings’ energy efficiency. The performance of each building is rated on a scale of A to G and each certificate accompanied with a recommendations report designed to improve energy efficiency.

Non-compliance with commercial EPC legislation will result in a penalty. The penalty is of up to 12.5% of the rateable value of the property, with a minimum of £500 and a maximum of £5,000. This is in addition to the cost of a compliant commercial EPC.

Who doesn’t need a Commercial EPC?

Under current commercial EPC legislation, a commercial EPC is not required on the following exempt premises:

  • On lease renewals or extensions that were in place prior to January 2009
  • Places of worship
  • Properties with consent to be demolished within a 2 year period

How long does the Assessment take?

A Commercial EPC Assessment can take anywhere between 1 and 3 hours to complete depending on the size of the premises. Very small premises can take slightly less than 1 hour to complete.

How long does the Commercial EPC last for?

The Commercial EPC lasts for 10 years from the date of the certificate.
